The mountains have to be thousands of feet high and miles broad for that to work.

So you can have oasis in the middle of a desert in that small a space. But you cant quite make a pocket of desert happen in a larger forest in that small a space.

Las Vegas real estate market, 2013 prediction part 1 | Las Vegas ...

It must be made abundantly clear that Las Vegas real estate market has nothing to do with free market or free market forces. Our current real estate market is artificial, man made and as such it is impossible to do a prediction on Las Vegas real estate market in 2013.

If nothing changes we may be looking at 20% or more appreciation for homes priced below $250,000 in 2013 as price appreciation for Las Vegas homes have accelerated in the third and fourth quarter of 2012. Las Vegas home prices will not stabilize until there is resistance to rising prices on the buyer?s side and there is no sign of it as of now. Las Vegas residential real estate that are priced low, or at current market prices sell for much more than asking price with many offers.

If things change, depending on how they change we may be looking at same, stabilized pricing or price cut from current levels.

Las Vegas has thousands of homes with delinquent mortgages where ?home owners who have been living mortgage free in their home for more than 2 years, have no motive to short sale their severely under water homes. In a normal market threat of foreclosure would motivate these home owners to seriously market their home as Las Vegas short sales, right now Las Vegas MLS is full of no show, highly over priced short sales that are marketed just to prevent foreclosure. A good example is an agent who has put his own no-show home in Las Vegas MLS at twice the price of comparables; he knows that his home has zero chance of selling.

All I know is that something has got to give as this situation is not sustainable, but who am I to talk, even though I was the only one predicting more than 10% appreciation for 2012 ( all others said 10% depreciation) in my wildest dreams could I see today?s real estate market. But what drives today?s market is that good deals can still be found, and we are finding them. I can still find good homes in very good rental sub-divisions that offer cash on cash returns of 7.5%-9.5% or more after HOA fee and property tax based on Las Vegas rental comps with very good upside.

But these homes are hard to find and harder to get our offers accepted since we offer current market prices and lose to unreasonable offers made on other buyer?s behalf. Majority of current asking price are highly speculative ($20K higher than current market prices) and I am not comfortable with these speculative prices.

I can tell you what will happen until March, 2013 and Median prices published in news organizations will keep rising until March, 2012 as sales prices for homes that are currently going under contract will show up in the median numbers for February and March, 2013. I have explained why in previous blog post. Additionally, this December has been exceptionally competitive and that leads me to think that January and February will be worst as they always are.

What happens after March, 2013 is unclear as Nevada Legislature will meet again and what they do about AB 284 will greatly influence Las Vegas real estate market. There is no hard news about our legislature going to do anything about this matter, but I have heard rumors that they may change ?lenders have personal knowledge of mortgage? to ?personally review mortgage? or something like that, thereby enabling banks to foreclose without fear of committing a felony.

Notice of trustee sales which is the last step before foreclosing on a property is too low to produce more than 300-450 bank owned homes per month and this number will not be enough to stop our increasing prices let alone decrease prices as the last few months have proved.

Keeping in mind that prices for homes priced below $150,000-$200,000 have increased by 35%-40% or more (I see homes that sold for $55 per square foot in December, 2011 selling for more than $85 per square foot) this has removed many homes from under water status and good deals in 2010 or later are no longer under water. Additional price hikes will remove more homes from under water status.

But imagine that banks start foreclosing in mass, then what will happen to 70,000 or so severely under water homes in Las Vegas and how will it affect Las Vegas real estate market.

LEXINGTON, Ky. (WKYT) - People living in the Kenwick neighborhood say they're tired of waking up to see Lexington Police officers in the area after another neighbor's home is broken into.

"It's disturbing to hear that two houses down you have a break-in," explained Kevin Wente as he unloaded groceries in the driveway of his Aurora Avenue home.

Neon signs are plastered on poles through the Kenwick neighborhood, alerting people to the sudden increase in burglaries. Saturday morning, a young couple and their two small children came home to their Aurora Avenue home only to find their back door had been smashed in. While they tell us they felt lucky to have been out of town, they did say they were angry that their home on the normally quiet street had been targeted.

"It's frustrating; it is something you always hear about, but when it's right next door to you, you are more likely to keep the lights on, the doors locked, " Wente said.

"It's ridiculous," commented Patrick Armstrong as he scraped ice off his parked car.

He says one of the units in his apartment building was hit recently, and says it's time for the crimes to stop.

"I think it's kids," he said. "It's people not realizing that these are people's things and you just can't do this."

Officers on the scene say nothing was taken from the break-in this morning.

Airline pilot arrested after failing blood-alcohol test

Police at Minneapolos-St. Paul International Airport on Friday arrested an American Eagle pilot after he failed a blood-alcohol breath test. The 48-year-old pilot was preparing to fly from the Minnesota airport to New York City, authorities said.

Kolbjorn Jarle Kristiansen of?Raleigh, N.C., was arrested after "officers and (a)?TSA agent at Checkpoint 1 detected the odor of a consumed alcoholic beverage" as they passed the pilot waiting for an elevator, according to a public arrest document released by airport police.

Charges are pending, the document showed, and Kristiansen was?"released to airline personnel on own recognizance."

The pilot was conducting preflight checks about 6:30 a.m. when airport police officers acting on a tip boarded the aircraft, Minneapolis-St. Paul International Airport spokesman Patrick Hogan said. Officers made him take a Breathalyzer test and arrested him on suspicion of being under the influence of alcohol.

"There was a witness who smelled what they thought was alcohol on the pilot's breath and notified police," Hogan said. Passengers had not yet boarded the flight to La Guardia, New York City, he said.

The pilot has been suspended pending an investigation, according to Matt Miller, a spokesman for American Airlines, American Eagle's sister company. The airline is cooperating with authorities and will conduct an internal investigation, Miller said.

The flight was delayed about 2 ? hours while a replacement pilot was arranged, he said.

After the pilot was taken to Fairview Southdale Hospital to have a blood sample taken for testing, he was returned to the custody of airport police, Hogan said.

The alcohol limit for flying is lower than for driving, Hogan said.

"In Minnesota, the legal limit for pilots is .04, much stricter than someone traveling on a road in the state," he said.?

Citigroup to seek permission to buy back shares: WSJ

NEW YORK (Reuters) - Citigroup Inc is planning to ask regulators for permission to buy back a "minimal" number of shares, the Wall Street Journal reported on Friday.

The bank is not planning to ask to increase its quarterly dividend, which is currently a penny a share, the newspaper reported, citing people familiar with the company's plans.

Citigroup Chairman Michael O'Neill and newly installed CEO Michael Corbat have told company executives that the capital plan the company submits to the Federal Reserve must be so conservative that it will not be rejected, the Journal said.

Big banks are due to submit their capital plans to the Fed on Monday.

Another bank, JPMorgan Chase & Co , has reason to be "cautiously optimistic" about its chances of winning approval to raise its dividend and buy back more stock, an official who asked not to be named told Reuters.

In November, JPMorgan won approval from the Fed to resume previously approved buybacks it had suspended in May after a multibillion-dollar loss surfaced on derivatives transactions in its London office. JPMorgan's operations have generated more than enough capital to cover those losses.

The Journal reported that Morgan Stanley will focus its plan for the Fed on using its capital to complete its purchase of Citigroup's minority stake of a joint venture the two companies have in a wealth-management business. A spokesman for the investment bank was not immediately available for comment.

Citigroup's last annual plan was rejected by the Fed in March after former CEO Vikram Pandit led analysts and investors to believe the company would be allowed to spend a few billion dollars on share buybacks and additional dividends. The rejection became a major embarrassment for the bank and contributed to the board's decision to replace Pandit.
